Real Estate

Whether you're a first-time home buyer, transitioning to a new residence, or looking to purchase in a rental property, I will handle everything on the legal side. Investors and developers rely on my 15 years of experience in the commercial real estate industry to negotiate contract terms, find red flags during due diligence, and get the deal closed.

Residential Real Estate

Why do you need a lawyer? When buying or selling a home, someone should be there to protect your legal rights and help you avoid unnecessary risks. Even if you have a great realtor, these responsibilities are outside of their job description.  As your lawyer, I will review and negotiate your sales contract, make sure you have clear title and a land survey (if necessary), supervise the closing, and handle all other issues that brokers, lenders, and title companies aren't going to fix for you.  I will read the purchase agreement and any amendments line-by-line, explain legal risks in plain English, and negotiate or draft changes like contingencies, repairs, and timelines so you don’t unknowingly agree to unfavorable terms. I'll search for title defects, liens, unpaid taxes, or ownership disputes and take steps to resolve them so the sale can close and you won’t inherit hidden claims. If you are taking out a mortgage, I can also review your loan documents, along with closing statements, prorations, and deed language. I will oversee the entire closing process to ensure that all funds, signatures, and recordings are correct and properly handled.

Commercial Real Estate

Commercial real estate transactions can often be much more complicated and fraught than residential deals. For commercial property purchases and sales, a lawyer does far more than in a typical home sale: they manage complex contracts, conduct deeper due diligence (such as detailed title and survey review, environmental assessments and zoning changes), negotiate extensive purchase agreements and financing agreements, and resolve corporate entity issues. With my decade-plus of experience, I can help protect you from long-term liabilities through careful negotiation and deal management, from term sheet to closing.  Below are some representative deals that I've been a part of over the course of my career:

o    $360M joint venture acquisition of vacant land in New Jersey for industrial development, including the negotiation of two anchor tenant leases.

o    $76M financed acquisition of vacant land in Chicago for the development of a luxury high-rise apartment building with street-level retail.

o    $35M sale of a portfolio of seven commercial properties throughout Illinois.

o    $250M combined senior and mezzanine financing for the redevelopment of a historic department store in Minnesota.

o    $55M construction loan for a student housing facility in Pennsylvania.

o    $12.5M refinance of a three-property portfolio in Chicago.
